Development Proposals for the Former Phoenix School Site, Manor Road

Public consultation

On 11 October 2024, Nuplace along with Telford & Wrekin Council, Lovell and Wrekin Housing Group will holding a public consultation event to present the initial masterplan for a mixed tenure housing scheme to be delivered on the site of the former Phoenix School, off Manor Road in Dawley.

Details of the public consultation event are below:

  • Friday 11 October 2024 4pm - 7pm, Dawley House, 22 Burton Street; Dawley, Telford, TF4 2ES.

Members of the team will be there to talk through the proposals and listen to comments, with feedback forms being available to complete.

About the Site Proposals

View the proposed masterplan, which comprises of 212 homes.

Proposals will deliver:

  • A mix of homes (houses, bungalows and apartments) which meet the needs of Telford’s families.
  • Specialist accessible and adaptable accommodation which supports independent living.
  • Retirement living apartments – helping people move out of larger affordable housing and freeing this up for families in housing need.
  • New community facilities including a play area and allotments.
  • Extra school places, improved local roads and investment into playing pitches.

The 212 dwelling scheme will include a range of 1 2, 3 and 4 bedroom homes, retirement living apartments and bungalows.

The housing mix has been developed to meet gaps in existing provision and deliver housing for older people.

  • New community facilities including on site play provision and community allotments.
  • Extensive planting and sustainable drainage infrastructure linking existing green spaces adjacent to the site, including Dawley Nature Reserve and improving biodiversity.

Planning Application

A planning application is due to be submitted to the Local Planning Authority for consideration in November 2024, with a decision anticipated in Spring 2025. Subject to planning permission, construction work will commence in Summer 2025.
